The Numbers tell the Story
It’s not all peaches and cream in the Santa Cruz real estate market – far from it. The median home price in Santa Cruz county took a stumble in August, but in September, it drove off a cliff, with the median single family home price down 12.8% from a year ago and down nearly 18% from June 2019, just three months earlier. The average price per square foot for condos and townhouses dropped 9.45% as well. I could take a deeper dive into the data, but I’m not sure that’s really what people are looking for on Seb Frey TV – or any TV, for that matter – and regardless, just those headline numbers really tell most of what buyers and sellers need to know about today’s market: prices are heading down. But there is a silver lining: I am officially in the top 1% of all REALTORS! All REALTORS around here, anyway. The MLS published sales statistics showing the production of REALTOR members – there are over 15,000 MLS REALTOR members in the Santa Cruz, Santa Clara, Monterey, San Benito, and San Mateo counties, and just 1% of those members closed 8 or more deals in the first nine months of the year. And I’ve exceeded that by a fairly heathy margin. So I’m officially a top producer – a one-percenter! Go me!
