Who said it, was it Zig Ziglar or Warren Buffet or someone else? The saying is: you can’t do good business with bad people. Or words to that effect. I have (had) a client I’d been working with on and off for a few years. Turns out, she got suckered into using another agent, because she went to an open house she liked, and the listing agent told her that if she wanted to get the house, she needed to use that agent’s buyer’s agent. Now, I’m guessing that the home was listed for sale on the MLS and that the listing agent is a REALTOR. To tell a homebuyer that the only way they can get the home is to go with their own agent is a violation of the REALTOR Code of Ethics. What’s more, that agent told the client that if she wanted the property, she’d need to use that agent’s lender. Totally illegal; you cannot be restricted to choice of lender. The seller of a property may require that you be pre-approved by a specific lender, but cannot insist on you actually using that lender. So that agent also violated the code of ethics by insisting she use a particular lender for the purchase. And, of course, that deal went awry – because you can’t do good business with bad people.
