Smell is the one of the five senses that is most powerfully connected to both emotion and memory. Yet, the way a home smells is often overlooked by owners and real estate agents when marketing a home. The way that a home makes a prospective purchaser feel is very highly correlated to their desire to own the home – and how much they’d pay for the pleasure of doing so. In this episode of It’s a Seb Show, I talk about two recent experiences taking buyers through smelly homes – and how the smell turned the buyers off. I also give specific recommendations of what to do with a smelly home – yes, you can get it sold but do yourself a favor and address the smell before you put the home on the market!
